Adding additional properties to Livable

Learn how to integrate Livable with AppFolio to automate utility billing, sync resident data, and streamline property management workflows. This article covers supported triggers, setup steps, and activation requirements.

From the AppFolio Dashboard:

If you have AppFolio Stack Premium access, follow these steps to complete the integration:

  1. Log in to your AppFolio account.
  2. Navigate to General Settings in the dropdown menu.
  3. Select Manage AppFolio Stack™ Integrations.
  4. Locate Livable in the list of integrations and click the dropdown arrow.
  5. Select Manage Connection and then Setup Connection.
  6. Choose whether to enroll all properties or specific property groups, then click Save.

Note: Property groups in AppFolio allow properties to be grouped for reporting and filtering purposes.

  1. Confirm that you have an agreement with Livable and review the terms of the connection.
  2. Click Enable Connection to complete the setup.

Send a Notice of Change to your current residents

Visit the Manager Resources to download a Notice of Change template. The resident enrollment date for Livable Pro should be at least 30 days from the notice being sent to the residents.

Complete the Utility Addendum to include with New Leases.

Visit the Manager Resources to download your market-specific Utility Addenda. You will complete the addenda to include important details for admin, late, and vacant cost recovery fees. As well as indicate any not-to-exceed rates alongside the Exhibit A chart to clarify which utilities will be allocated through Livable Pro, directly paid by the resident, or submetered utilities.
