Adding a custom charge or credit can be done on the resident profile or from the residencies screen in bulk.
A custom charge or credit can be added to a Resident account by simply navigating to the Dashboard, selecting the Property in which the Resident resides, and selecting "To Do." If you are applying the same credit to multiple residents, scroll down for the walkthrough on bulk charges/credits.
After selecting "View Account Profile," you will be taken to a new browser tab where you can press the "Post Charge or Credit" button at the top.
Complete the information needed including a Title for the Charge/Credit, selecting whether this is a charge or credit, what category of credit, if it is one-time or recurring, the amount, an internal note for you or your team, an external note for the Resident, and the option to send an email to the Resident regarding informing them of the Charge or Credit.
Examples of Charges:
- Starting Balances
- Additional charges owed for a utility not included in the latest allocation
- Additional amenities that are unique to a unit or resident.
Examples of Credits:
- Final Balances
- Resident overpaid last charge amount
- Climate Credits (found on some electricity bills. Check with your utility provider to find out if this applies to your property)
Bulk Credit/Charges
- Log In to Livable Pro
- Go to save.livable.com and log in to your account.
- Access the Property Dashboard
- From your dashboard, click on the building symbol (representing in-house properties).
- Select the property you want to apply a credit towards. For example, choose "123 Ann Arbor."
- View Active Residents
- Scroll down to see the list of active residents and their due amounts.
- Select Residents for Bulk Credit or Charge
- Choose the residents who will receive the credit. You can select specific units, all units, or unselect as needed.
- Post Charge or Credit
- Click on "Post Charge or Credit," located in the bottom right corner.
- Decide whether you are applying a charge or a credit. In this example, we will apply a credit.
- Enter Credit/Charge Details
- Enter the reason for the credit/charge. For instance, label it as "Water Correction."
- Specify the cycle it is for, such as "May 2024."
- Indicate if it is a one-time credit and enter the amount, for example, "$8.99."
- Add Internal Memo (for you or your team) & External Note (resident visible)
- Include an internal memo for documentation. Example: "Credit for one day of water usage due to overlapping bills for the April and May 2024 cycles."
- Confirm and Apply
- Click "Next" to confirm the residents you are applying the credit to.
- Finalize the application of the credit.
