1. Your Dashboard at a Glance

The Dashboard is your central hub for keeping track of resident charges and payments. Here's what each column means:

  • Accounts Receivable:
    This column shows the total amount that residents still owe you. It’s essentially a snapshot of all outstanding charges. You can think of this as the money that hasn’t been collected yet but is expected to come in.

  • Reimbursement for [Prior Month]:
    This figure represents the total payments made by residents for the previous month. It helps you see how much was successfully collected based on the charges issued during that billing period.

  • Reimbursement to Date:
    This column displays the cumulative amount of money Livable has already reimbursed to you. It’s the total sum we’ve transferred to your account as of today. Keep in mind, this number updates each time we send you a reimbursement payment.

  • Estimated Reimbursement for This Cycle:
    This column gives you a rough estimate of how much we expect to reimburse you in the next payout cycle based on current resident payments. This is not the final number, but it gives you a good idea of what's coming.

    You can filter the report by property address, unit number, specific time periods, or even charge types. This makes it easy to focus on the exact information you need.

  • Actions You Can Take:
    Once you've filtered the report, you have several options:

    • Download as a CSV: Export the data for further analysis or record-keeping.
    • Email the Report: Send the report directly to your email or to others on your team.
    • Send Balance Reminders: Click the "Remind All" button to send friendly reminders to all residents with outstanding balances on the report. This is a great way to prompt payments without any additional manual work.

3. The Reimbursement Report

If you're looking to track how much has been reimbursed for a specific billing cycle, the Reimbursement Report is your go-to resource. This report is designed to correlate with your billing cycles, giving you a detailed look at how much was reimbursed during each period.

  • Filtering Options:
    Like the Accounts Receivable report, you can filter the Reimbursement Report by property address, unit number, specific months, or charge types. This is particularly helpful if you want to narrow down details to specific units or time frames.

  • Understanding Reimbursement Timing:
    It’s important to note that the amounts shown in this report represent reimbursements tied to a billing cycle, not necessarily when the actual payout to your bank account occurred. For instance, if all residents paid their balances in full, and Livable has completed all reimbursement payments, the total amount reimbursed will match your payout.

However, if not all residents have paid, or if we’re still processing payments, the amounts might not line up exactly. Always check your Reimbursement to Date column on the dashboard for the most up-to-date information on what has been sent to your account.

  • Why don’t the reimbursement report totals match my payouts?
    The Reimbursement Report reflects resident payments made during a billing cycle, while your actual payout depends on when Livable transfers those funds to you. Be sure to check the “Reimbursement to Date” column on your dashboard for the most accurate payout details.

  • How often are reimbursements sent?
    Reimbursements are typically issued on a monthly basis, and you can track the estimated amounts using the “Estimated Reimbursement for This Cycle” column. Livable processes payments in the third week of each month, and the time can vary for when you will receive the funds based on your banking institution.

  • Can I remind residents to pay their outstanding balances?
    Yes! Use the “Remind All” button in the Accounts Receivable Report to automatically send reminders to residents with unpaid balances. This feature is a great way to encourage timely payments and keep your accounts up-to-date.
