A Comprehensive Guide to Navigating Your Dashboard, Billing, Reports, Files, and Account Settings

This article will take you through each option in the Livable Pro sidebar and account settings, providing an overview of the actions you can perform from each screen. Learn how to efficiently manage your properties, residents, billing processes, and more with this detailed guide.

Dashboard 🏘️
When you log in to Livable Pro, you’ll be greeted by your dashboard. This is your command center, where you can access all of your properties and a glimpse of data, including the number of units enrolled, the accounts receivable, and the reimbursement for the current cycle, as well as all-time reimbursement.
Adding a new property, enrolling a resident, or jumping to process billing can be done from the dashboard. Click on the dashboard symbol to return to this command center anytime.
Navigating a Property
From the Dashboard, click on a Property address to go to the Property page. From here, you can view the former, active, and future residents, as well as get a glimpse of each unit's current balances. Here, you can schedule a resident moving out, enroll new residents, and edit property details if you need to change the fee setup, utility configuration, or unit information. By selecting multiple units, you can process batch actions, including updating occupancy counts, creating credits or charges for multiple units simultaneously, and sending balance reminders to several units simultaneously. Click to see the statements that were sent to residents, or navigate to the Allocations to review the current cycle and past 6-month allocation cycles.
Navigating a Resident Account Page
After you navigate to the Property Page, select the 3 dots [...] to select "View Account Profile" of a resident. This will open a new tab where you can review the resident's transactions, update their information, post payments, create custom charges or credits, schedule a move-out, or resend resident statements. From this page, you can void charges, credits, or refund payments made by the resident by selecting the 3 dots [...] to the right of an item in the transaction history.
Billing 💲
Allocations
After selecting Billing, you will be brought to a preview of the current allocation cycle for all properties. From here, you can see the billing progress: 0% indicating no bills have been allocated yet and 100% indicating all utilities have been processed for this cycle. You can also see in Yellow, Green, and Red the number of utility bills left to process for the current cycle.
- Yellow: Indicates the number of pending or unprocessed utility bills
- Green: Indicates the number of completed utility bills
- Red: Indicates the number of utilities being skipped this cycle from billing
Note: A skipped utility will appear on the resident statements with the words "Skipped" next to the utility name.
Allocation History
Select Allocation History to view the previous month's allocations by property. Filter which property to view using the drop-down menu and time period filters on the right.
- For a more comprehensive view of the Allocation History, select "Open Allocations Tables" to see the previous bills uploaded and the allocation for each unit.
Recovery Calculator
Billing also includes the Recovery Calculator, a powerful tool to use when adding a new property to Livable Pro or working to estimate the potential recovery of your utility bills by implementing Ratio Utility Billing.
Tip: To get to the Recovery Calculator in Livable Pro, select the three lines at the top left corner to expand the sidebar menu and uncover the link to the calculator
Reports 📊
The reports will bring you to the Reimbursement Dashboard & AR Report.
Accounts Receivable Report
The default lands you on the Accounts Receivable Report, where you can filter at the top by the property, by unit, by time period, and by charge type.
- The Accounts Receivable Report will show you a summary of all residents with overdue balances; from here, you can send a balance reminder, which will email residents a reminder of their overdue amount.
- Hover over the Unpaid Amount in red to review a breakdown of the debt over time.
Note: Any balance for the current month's statement will not be considered overdue until the 22nd of the month.
Reimbursement Report
Select Reimbursement Report to review the issued reimbursements for a given cycle. You can filter this report by property, by unit, by period, and by charge type. You can scroll down to see the graph at a property level or unit level. As well as pie charts which show the breakdown of the reimbursement & unpaid amounts.

Files 📁
In Livable Pro, the files center includes a link to the manager resources here on the help center, utility bills, and resident lease addenda.
Utility Bills
The utility bills will include any uploaded bill from the current and historical allocation cycles. This can be helpful if you assist a resident with understanding their charges or need to review a prior utility bill for information.
Resident Lease Addenda
On a resident account, you can upload their leases or utility addenda for record-keeping, go to the resident's account profile to review the uploaded documents or navigate to the files page to see all the resident addenda you have stored in Livable Pro.
Account Settings 👤
You can click on the Profile icon in the top left corner to add more team members to your Livable Pro account and update your profile settings, including your account name or password. You can also review your payment information & Livable Pro subscription.
My Team Settings
Here, you can add additional team members, remove team members, and update the name, email, or phone number for a specific team member.
- Property Owner: Indicates the primary account holder for the Livable Pro account; this is the only person who can change the subscription payment information and update the reimbursement ACH information.
- Property Manager: Indicates additional team members who can add a new property, process utility bills, and manage resident accounts, including contact information, charges, and move-ins or move-outs.
Profile Settings
Update your personal contact information and your security, including changing your password and two-factor authentication, or update the company details, including the company name in Livable Pro and the mailing/billing address for the company.
Payments and Subscriptions
Review the subscription breakdown, including the unit charges, paper statement, and paper invite charges.
Preview the payment information stored on your Livable Pro account and which property is associated with each payment method.
Reimbursement details summarize properties associated with the ACH information stored on Livable Pro.
Invoices will include past and upcoming invoices for your subscription. By clicking on an invoice, you can see the cost breakdown of the total charge.

Logout
